The cost of delay is rarely visible until the defect has spread. So, when should strata approve remedial works? The practical answer is when evidence shows a defect is affecting, or is likely to affect, safety, common property, compliance, building performance or the long-term value of the asset – and before an avoidable repair becomes a major restoration project.

For an owners corporation, approval should not be driven by the loudest complaint or the lowest initial quotation. It should follow a disciplined process: identify the cause, understand the risk, define an engineered scope where required, obtain the correct authority and appoint a contractor capable of delivering the work as specified.

When should strata approve remedial works?

Strata should approve remedial works once there is sufficient technical information to make a responsible decision, rather than waiting for a defect to become critical.
